Its proximity to Poway schools and Miramar employment hub makes Scripps Ranch a popular rental area. Much of the rental pool is comprised of families, who are typically long term renters.
As with other areas consisting of mostly large detached houses, the sales market is very competitive and the rents don't keep up with prices. Positive rental cash flow is hard to achieve.

Solid 3B/2BA detached home tucked in amongst the lovely (but invasive and not indigenous) eucalyptus groves of Scripps Ranch. Though it would still rent quickly in its current condition, with a bit of investment and elbow grease rent could likely be raised $200/month for more appealing numbers.

Like Poway, there aren't a ton of condo communities in Scripps Ranch. However, we manage a few units in the Miro / Ravel HOA and they always rent quickly. A huge catch with this property are the Mello-Roos fees to the tune of over $800, making for an additional $1000 cost combined with the HOA fees! It is crucial to consult your agent when looking at properties to factor in if a potential property has fees like this to avoid wrecking your calculations only after escrow closes.
