Scripps Ranch is an affluent neighborhood in San Diego. It lies southeast of Mira Mesa and sits just above Mission Trails Regional Park. Rent prices for a 2-bedroom can range from $2400-$2800. It’s one of the smaller cities within San Diego, with roughly 33,000 people.
Miramar Lake is a popular spot for Scripps Ranch residents. There are great trails and paths for biking and walking. Fishing and boating are other activities people enjoy doing here, especially in the hot summer months. Scripps Ranch also has a few good schools. There are multiple elementary schools to choose from, along with Thurgood Marshall Middle School and Scripps Ranch High School.
After a long day at work, head over to Ballast Point Brewing for a nice beer and great food. They have a location in Scripps Ranch and they main, largest location is a few miles down the road in Miramar.

Scripps Ranch 92131 Single Family Homes: $1,600,000 median price
Scripps Ranch 92131 Condos: $790,000 median price
Scripps Ranch is another area that consists of mostly single family homes. The average rent for SFH here is around $3,500. Condos are less expensive at around $2,800, but there are fewer of them.
Its proximity to Poway schools and Miramar employment hub makes Scripps Ranch a popular rental area. Much of the rental pool is comprised of families, who are typically long term renters.
As with other areas consisting of mostly large detached houses, the sales market is very competitive and the rents don't keep up with prices. Positive rental cash flow is hard to achieve.

Like Poway, there aren't a ton of condo communities in Scripps Ranch. However, we manage a few units in the Miro / Ravel HOA and they always rent quickly. A huge catch with this property are the Mello-Roos fees to the tune of over $800, making for an additional $1000 cost combined with the HOA fees! It is crucial to consult your agent when looking at properties to factor in if a potential property has fees like this to avoid wrecking your calculations only after escrow closes.
