If you find a property you’re interested in on our property’s page, please select the blue ‘Schedule Viewing’ button. Please fill out your information, upload your government-issued photo ID, and schedule a viewing appointment.
Most of our properties are self-access showings. We will send you information on how to operate the lockbox. Our self-access showings are available 7 days a week 8:00 AM to 8:00 PM PST.

Apply for the Property
Review our rental criteria on Page 1 of the property application form. If you believe you meet the criteria and would like to apply, please follow the instructions provided.
Before applying through our properties page, get the following documents ready:
- Proof of lawful, verifiable Income
- Copy of government-issued ID
- Rental reference information of previous 3 years
- Dependent information (optional)
- Co-applicants: All other occupants above the age of 18 must submit their own separate application
- Service Animal information (must be screened through PetScreening – $20 fee per animal. Refundable after verified)
- Emotional Support Animal or Assistance Animals information (must be screened through PetScreening – $20 fee per animal. Refundable after verified)
- Pet information (does not go through PetScreening).
- Have a photo of your pet ready
- Dogs only – Proof of breed, age, and weight (examples include a pet license or vet documentation)
There is a $55 non-refundable screening fee. If the property is no longer available and we have not processed your application, the fee will be refunded.
Note that your lease start date must be within 14 days of applying for the property.

48-Hour Processing Promise
- We will confirm your application has been received and is being processed. Please wait at least 2 business days from the time you provide us all the documentation to ask us questions on your application. After 48 hours, you will be contacted with an update or decision.
- Be ready – If you’re approved, you must sign the lease and pay the move-in funds (first full month of rent and security deposit) within 24 hours.

If you’re interested in a specific neighborhood, such as Pacific Beach, we recommend you drive the neighborhood at night (to see if you feel safe in the area) and during the day. When driving through during the day, look for “For Rent” signs, or moving trucks. Many for rent by owners properties are only advertised with a sign and not posted online.
