How much does Eastlake property management cost?

Every Eastlake property manager has their own fee structure. At Good Life Property Management, we offer house, condo, and 2–4 unit property management for an 8% monthly management fee, with a reduced rate of 7% for properties renting over $6,000 per month. For multi-family properties (5–15 units), we offer a 6% monthly management fee. In addition to the monthly management fee, we charge a leasing fee equal to 25% of one month’s rent, a $150 annual inspection fee, and a $195 lease renewal fee.

Pros of Investing in Eastlake

Eastlake (often interchangeably called Otay Ranch, which sits a bit further southeast) is a large neighborhood of Chula Vista that is mostly composed of families. Highly rated schools and a large military presence makes for short days on market and top-of-market rental rates. Any and all shopping one could desire is available in one of the many large shopping centers in Eastlake.

Cons of Investing in Eastlake

Eastlake can feel like a bit of an island due to its distance from San Diego. Commuters may have to pay for the toll road on highway 125 if heading northward and returning south home. Though most homes are not more than a couple of decades old (leading to less maintenance costs in general), the architecture can feel a bit cookie-cutter and bland. The homes may lack the character of North Park Craftsmans, but they still always rent very quickly.
