Still searching for the right rental?
Here are a few helpful ways to expand your search:
Tip 1: Reach Out to Local Real Estate Agents
Some real estate agents may be happy to help you find a rental, especially if there is a chance you may work with them when you are ready to buy a home. It can be worth contacting agents in your area to ask if they know of any upcoming or available rental properties.
Tip 2: Skip Craigslist and Use Trusted Rental Sites
We recommend avoiding Craigslist when searching for rentals, as scams are more common there. Instead, browse reputable platforms such as Zillow, Trulia, and HotPads, where listings are often connected to verified property managers. You can also read our blog for tips on how to spot and avoid rental scams.
Tip 3: Explore the Neighborhood in Person
IIf you have a specific area in mind in Riverside County, take time to drive through the neighborhood both during the day and at night. Visiting at night can help you get a better feel for safety and comfort, while daytime visits make it easier to spot “For Rent” signs, moving trucks, or owner-managed rentals that may not be listed online.
How to Find What You’re Looking for in a Riverside County Rental
Riverside County offers renters a wide range of Southern California lifestyles, from historic downtown living and commuter-friendly suburbs to lake communities, wine country, and fast-growing master-planned neighborhoods. The County of Riverside notes that Riverside County is the fourth largest county in California and the 10th largest in the United States, covering more than 7,300 square miles. The U.S. Census Bureau estimated Riverside County’s population at more than 2.5 million residents in 2025, making it one of the most active and diverse housing markets in the region.
We serve rental communities throughout Riverside County, including Corona, Lake Elsinore, Menifee, Moreno Valley, Murrieta, Perris, Riverside, and Temecula. With so many cities and property types to choose from, knowing what matters most to you before you start searching can help you move faster when the right rental becomes available.
Decide What You Need in a Rental Home
Before you begin your Riverside County rental search, make a list of your must-haves, nice-to-haves, and deal breakers. This will help you focus on properties that fit your lifestyle instead of spending time on homes that do not match your needs.
Start by thinking through the basics:
- Your rental budget: Decide how much you are comfortable spending each month on rent, utilities, parking, pet rent, and other recurring costs. Good Life’s current application requirements use a credit and income formula, with qualifying income starting at 3x the monthly rent for applicants with credit scores of 650 or higher. Higher income multipliers may apply for lower credit score ranges, so it is important to review the application criteria before applying.
- Your space requirements: Think about how many bedrooms and bathrooms you need, along with whether you need a home office, guest room, garage, yard, or extra storage.
- Your preferred amenities: Decide which features are non-negotiable for you. This may include in-unit laundry, central air conditioning, garage parking, a fenced yard, pet-friendly terms, a dishwasher, or access to a pool or fitness center.
- Your move-in timeline: Some Riverside County rentals lease quickly, especially single-family homes in high-demand areas. Having your documents ready can make the process smoother when you find the right place.
Choose the Right Riverside County Location
Riverside County is large, and each city has its own rhythm, commute patterns, amenities, and lifestyle. Good Life serves several of the county’s most popular rental markets, so it helps to compare locations before narrowing your search.
- Corona: Corona is located at the junction of the 91 and 15 freeways and has more than 160,000 residents. It can be a strong option for renters who commute toward Orange County, Riverside, or other Inland Empire job centers. The city also offers parks, sports fields, playgrounds, skateparks, and other community amenities.
- Lake Elsinore: Lake Elsinore is a great fit for renters who want access to outdoor recreation. The city’s lake has 3,000 surface acres and more than 14 miles of shoreline, with activities such as boating, fishing, kayaking, paddleboarding, swimming, and lakeside picnicking.
- Menifee: Menifee has grown quickly in recent years. The city reported that it became the largest city in Southwest Riverside County as of January 2023 and ranked as the fourth fastest-growing city in California among cities with populations over 30,000. This growth has made Menifee a popular area for renters looking for newer neighborhoods, suburban convenience, and access to Southwest Riverside County.
- Moreno Valley: Moreno Valley may appeal to renters who want access to jobs, shopping, medical campuses, and regional transportation corridors. The city describes itself as a strategic Southern California location for business growth, job creation, shopping, and commercial activity.
- Murrieta: Murrieta is located in Southwest Riverside County, near the meeting point of Interstates 15 and 215. It sits about 60 miles north of downtown San Diego and 75 miles east of downtown Los Angeles, making it a popular option for renters who want a suburban setting with access to nearby employment centers.
- Perris: Perris can be a practical choice for renters looking for access to the 91/Perris Valley Metrolink line. The Perris Downtown station is located at 121 South C Street and serves the 91/Perris Valley line, which can be helpful for commuters who want a rail option.
- Riverside: The city of Riverside offers a mix of historic charm, city amenities, universities, restaurants, and cultural attractions. The City of Riverside highlights landmarks in the Mission Inn Historic District, including the Mission Inn, Municipal Auditorium, First Church of Christ Scientist, and Fox Theater.
- Temecula: Temecula is known for its natural beauty, Old Town, shopping, recreation, and wine country. The City of Temecula notes that Temecula Valley Wine Country is less than 60 miles north of San Diego and 90 miles southeast of Los Angeles, making it a distinctive rental market for those who want a scenic Southwest Riverside County lifestyle.
Search by Property Type
Riverside County rentals come in many forms, so it is helpful to decide what type of home best fits your lifestyle.
- Apartments may be a good fit if you want shared amenities, lower maintenance responsibilities, and easy access to community features such as pools, gyms, and package lockers.
- Condos can offer a more residential feel while still providing access to HOA-managed amenities. They may be a good fit for renters who want privacy without taking on the maintenance of a single-family home.
- Townhomes often provide more space than an apartment, sometimes with an attached garage, multiple levels, or a small outdoor area.
- Single-family homes may be best for renters who want more privacy, a yard, additional bedrooms, garage space, or a neighborhood feel.
Search by Number of Bedrooms
The right bedroom count depends on your household, work setup, and long-term plans.
- A studio or one-bedroom rental may work well for a single renter or couple who wants to keep costs lower and does not need much extra space.
- A two-bedroom rental may be ideal for roommates, small families, couples who work from home, or renters who want a guest room.
- A three-bedroom rental can be a strong fit for families, shared households, or renters who need dedicated office, hobby, or storage space.
- A four-bedroom or larger home may be best for larger households, multigenerational living, or renters who want more flexibility.
Filter Riverside County Rentals by Amenities
Amenities can make a major difference in your day-to-day comfort. When comparing rentals, pay close attention to the features that matter most for your lifestyle.
Common amenities to look for include:
- Central air conditioning
- In-unit washer and dryer
- Dishwasher
- Garage or driveway parking
- Guest parking
- Private yard or patio
- Pet-friendly terms
- Community pool or spa
- Fitness center
- Storage space
- Proximity to parks, schools, shopping, or commuter routes
If you have pets, review each property’s pet policy carefully before applying. Good Life’s tenant FAQ notes that most properties accept pets with additional pet rent, but renters should check the specific marketing advertisement for restrictions, deposits, and pet rent terms.
Consider Commute Times and Transportation
Commute routes can vary widely across Riverside County. A rental in Corona may be convenient for someone commuting toward Orange County, while a home in Menifee, Murrieta, or Temecula may be better for someone who works in Southwest Riverside County or North San Diego County.
When choosing a rental, consider:
- Access to the 91, 15, 215, 60, or 74
- Distance to your workplace or school
- Typical traffic during your actual commute time
- Metrolink access, especially in areas such as Perris and Corona
- Parking availability at home and near work
- School drop-off and pickup routes, if applicable
Driving the commute before you apply can help you avoid surprises.
Research School Districts Before Applying
If schools are part of your rental decision, do not rely on city names alone. School boundaries do not always match city boundaries, and two homes in the same city may feed into different schools or districts.
The Riverside County Office of Education offers a district locator that lets users search by address to find the school district serving a specific location. It also recommends contacting the district directly or checking district resources for the most up-to-date attendance area details.
Prepare Your Application Before You Find “The One”
In a competitive rental market, being prepared can make a big difference. Before you apply, gather the documents you may need, including proof of income, a government-issued ID, rental history, pet documentation, and information for any co-applicants.
Good Life’s application overview states that every adult living at the property must complete an application. It also notes that incomplete applications are not processed, so renters should make sure all required materials are submitted correctly.
Final Thoughts
Finding the right rental in Riverside County starts with understanding your budget, commute, preferred city, property type, and must-have amenities. Whether you are looking for a home near Corona’s commuter corridors, lake access in Lake Elsinore, newer suburban living in Menifee, city energy in Riverside, or wine country charm in Temecula, a focused search will help you move with more confidence.
