Applying & Leasing

We use a company called Equifax

Only for applicants with no credit history, will a cosigner may be considered. Cosigners must comply with the following criteria:

  • Verifiable individual income of 4x the monthly rent
  • Must be a California resident.
  • Have a credit score of 700 or above.

No, per the lease agreement, it is the tenants responsibility to reach out to their own internet service provider to establish WiFi.

Yes, but only with written permission from the landlord if it requires installation to the house. If permission is needed please have the leasing manager reach out to the owner.

Lease

Rent is due on the 1st, unless your lease states otherwise. Late fees and grace periods are defined by your lease. *Always refer to your specific lease and addenda for specifics as they apply to you.

All adult occupants must be approved in writing before moving in. Unauthorized occupants are a lease violation. We follow federal occupancy guidelines and make reasonable accommodations. *Always refer to your specific lease and addenda for specifics as they apply to you.

Written approval is required. Restore to original condition at move‑out unless the landlord waives in writing. Unauthorized alterations may be chargeable. Hanging small picture nails does not require permission or approval. Our lease requires $100,000 liability to landlord coverage. Upload proof by deadlines (see Lease Renewal section). *Always refer to your specific lease and addenda for specifics as they apply to you.

If Tenant is occupying the premises under a term Lease and the Moving Date is before the last day of the Lease term, Tenant must select one of two options: (1) Pay Rent Due Through The End Of The Lease Term, including other consequential damages (i.e. advertising cost, re-leasing commissions, etc.), minus amounts paid by a replacement tenant (if one is found); or (2) Pay An Early Termination Option Fee of 1.5 Times The Current Monthly Rent. To exercise the early termination option, Tenant must provide Landlord a written 30 Day Notice of Intent to Vacate and pay the early termination option fee. The new termination date will be the date specified in the notice which must be at least thirty days after the written election is given to Landlord.

Move In/Move Out

Submit a written Notice to Vacate and provide a minimum 30 day notice. If subsidized by Section 8, follow your agency’s rules. *Always refer to your specific lease and addenda for specifics as they apply to you.

Access typically begins at your lease start time when keys are released at 8AM per your welcome email. Some buildings require elevator reservations or proof of renter’s insurance before release, check instructions.

Upon termination of the tenancy, Tenant shall: (i) give Landlord all copies of all keys or opening devices to Premises, including any common areas; (ii) vacate and surrender Premises to Landlord, empty of all persons; (iii) vacate any/all parking and/or storage space; (iv) clean and return the Premises to Landlord in as good working order, condition and repair as when received, ordinary wear and tear excepted, and free of all of Tenant’s personal property, trash and debris; (v) give written notice to Landlord of Tenant’s forwarding address. Carpets must be professionally cleaned by a professional carpet cleaning company (no store rentals accepted) upon Tenant vacating the Premises. All items in the Premises must be removed prior to cleaning. Tenant agrees to provide Landlord with a copy of the receipt by the move-out date.

Within 21 days after Tenant vacates the Premises, including returning all keys to Landlord, the Security Deposit shall be returned to Tenant, less the amount necessary to compensate Landlord for cleaning, repair of damage above normal wear and tear, replacement of personal property, and for unpaid rent. Within this 21 day period, Landlord shall provide Tenant with an itemized statement showing the total amount of the Security Deposit and the deductions therefrom, if any.

Deductions from the Security Deposit may be made for: cleaning, repair of damage above normal wear and tear, replacement of personal property, unpaid rent, late fees, NSF fees, and any other damages caused by Tenant or Tenant’s guests or invitees. Specific deduction guidelines apply: for carpet replacement, the life of carpets is based on a 7-year life; for repainting, deductions are based on length of stay (less than 6 months = full cost; 6 months to 1 year = 2/3 the cost; 1 year+ to 2 years = 1/3 the cost; 2 years+ to 3 years = 1/4 the cost; 3 years+ = no charge). These are general guidelines and actual deductions may vary under certain circumstances.

Payments & Charges

Use your resident portal for ACH ("e-check") or card payments. Card payments may incur processor fees; ACH ("e-check") is typically free. Autopay is available, verify balances monthly to avoid shortfall.

Late fees and grace periods are governed by your lease but Good Life’s is typically $75 after the 3rd of the month since rent is due on the 1st. Returned payments will incur a $25 NSF fees and may require certified funds for up to three months thereafter, pursuant to California Civil Code. Electronic payments usually post the day submitted, subject to bank processing. *Always refer to your specific lease and addenda for specifics as they apply to you.

Rent is due on the 1st of each month. Rent must be paid in advance for each rental month and shall be received by Good Life Property Management, Inc. by the 1st of each month.

Rent is considered late if it is not received by the 3rd day of the month. If Tenant fails to pay an installment of rent, or any portion thereof, by the 3rd day of the month, a Late Rent Charge will be assessed.

If rent is not received by the 3rd day of the month, Tenant shall pay a Late Rent Charge as specified in the lease. The late fee is deemed additional rent for that rental month and Landlord may deduct the charge from Tenant’s Deposit. Payment of a late fee will not excuse Tenant from the obligation to perform obligations under the lease, and will not bar Landlord from any other remedies allowed under the lease or applicable law.

Rent shall be paid via the tenant portal or by check or money order, payable to Good Life Property Management, Inc. (858) 207-4595.

Rent can be paid via the tenant portal, by check, or by money order, payable to Good Life Property Management, Inc. Move in funds are payable to Good Life Property Management Inc. and can be paid via the tenant portal, money order, or cashier’s check.

Building Access or Services

Use your online resident portal. For emergencies, text or call the emergency line at (858) 682-2096 Our occupied maintenance policy prioritizes speed and habitability. *Always refer to your specific lease and addenda for specifics as they apply to you.

Residents are responsible for scheduling directly with vendors and trip charges incurred for missed appointments. Manager does not meet vendors for work at properties.

Other

No guest shall stay in premises more than 14 days total in a six-month period, without the prior written consent of Landlord.

No pets, including dogs, cats, birds, fish (in tanks larger than five gallons), or any other domestic animals, are permitted on the Premises without the Landlord’s express, prior written approval. Landlord retains sole and final discretion regarding all pet requests, including the right to approve or deny, impose conditions, and revoke approval at any time. Only pets explicitly listed in the lease are allowed. If approved, Tenant agrees to pay an additional $50.00 pet rent per month, per pet. Dogs and cats under six months of age are strictly prohibited. Prohibited dog breeds include Doberman, Mastiff, Boerboel, Rottweiler, American Bulldog, Presa Canario, Pitbull and similar terrier breeds, Dogo Argentino, German Shepherd, Husky, Bandog, Wolf Hybrids, Fila Brasiliero, Tosa Inu, Akita, and Chow Chow (these restrictions do not apply to qualified assistance animals).

Yes. If a pet is approved, Tenant agrees to pay an additional $50.00 pet rent per month, per pet.
